Tour

A multi-property operations platform covering portfolio, units, maintenance, vendors and compliance, with a mobile app.

Tour operates a growing multi-family portfolio, and its operations ran on spreadsheets, inboxes, chat and scattered folders. We designed and built one connected platform — from the portfolio view down to a single work order — with a mobile app for the team on site.

Client / Product Overview

A multi-family property operator with a portfolio of 120+ properties, whose teams handle units, tenants, maintenance, vendors and inspections across all of them.

Project Scope
Operations friction audit, a unified operations flow, UX and UI design, and a web platform spanning a portfolio command centre, property and unit workspace, maintenance, vendor management, and inspections and compliance — plus a mobile operations app.

Before

The Challenge

Disconnected tools, scattered data and constant follow-ups. There was no central view of the portfolio, tasks went overdue unnoticed, vendor information lived in separate lists, and each property's records were kept somewhere different.

Approach

From the problem to a direction

Strategy first, then the experience, then how it looks.

  1. 01

    Discovery / Strategy

A friction audit across the team's tools found five root problems: no central visibility, overdue tasks, scattered vendor data, manual follow-ups and separate property records. Each one became a requirement for a single system.

  2. 02

    UX Approach

We designed the platform as one continuous flow — Portfolio, Property, Unit, Tenant, Maintenance, Vendor, Inspection, Documents, Reporting — so every record connects to the ones around it, and the team can move from a portfolio alert to the work order behind it in a few clicks.

  3. 03

    UI / Visual Direction

Cool light grey grounds, a navy sidebar and a teal-green accent with clean sans-serif type — calm, legible screens for a team that works in them all day.

The Build

Development

A web platform and mobile app over connected records of properties, units, tenants, work orders, vendors, inspections and documents. Work orders move through a six-stage status tracker, vendors carry their performance history, and compliance tracks inspections and document expiry.

Key Features

  1. 01Portfolio command centre: occupancy, unit status, alerts, inspections and vendor activity
  2. 02Property and unit workspace with occupancy, unit directory, maintenance and documents
  3. 03Maintenance workflow with a six-stage work order tracker and cost summary
  4. 04Vendor management with ratings, on-time and first-time-fix rates, spend and invoices
  5. 05Inspections and compliance with a calendar and document expiry alerts
  6. 06Mobile operations app for requests, work orders, property overviews and alerts

The Result

Final Product

One platform for the whole operation: the portfolio at a glance, every property, unit and work order a click away, and the same system in the pocket of every team member on site.

Outcome

Results

Operations that used to run across seven kinds of tool now run in one connected system, with the team working from the same records whether they're at a desk or at a property.
